Frequently asked questions

How are RV parks and mobile home parks valued?

Mostly on net operating income and the cap rate buyers expect for similar parks. Upside such as vacant sites, below-market rents, or expansion land also matters.

What is the difference between lot rent and park-owned homes?

With lot rent, residents own their homes and rent the site. Park-owned homes add rental income but also add maintenance and management work, and many buyers value them differently.

Can I use a 1031 exchange to buy a park?

Often, yes, when you are exchanging one investment property for another. Talk with a qualified intermediary and tax advisor early, because the deadlines are strict.
