  • Commercial and retail pad sites
  • Development and subdivision tracts
  • Industrial and warehouse sites
  • Farms, ranches, and agricultural land
  • Residential lots and acreage

What we check before you buy

  • Zoning and jurisdiction: whether the land is inside city limits, in the city's extraterritorial jurisdiction (ETJ), or in unincorporated county, and what that means for permitted uses.
  • Floodplain and drainage: the FEMA flood zone, local elevation and detention requirements, and how they affect what you can build.
  • Utilities and access: water, sewer or septic, electric, municipal utility district (MUD) service, and road frontage.
  • Title items: easements, deed restrictions, and mineral rights.
  • Taxes: whether the land has an agricultural valuation, and the rollback taxes that can apply if its use changes.
  • Due diligence: survey, environmental review, and title commitment.

Selling land

  • Pricing based on comparable land sales and the property's highest and best use
  • Marketing through the MLS and CENTURY 21 Commercial for buyers beyond the Houston area

How we evaluate land

Broker and co-owner Jose Torres holds an MBA and a Master of Finance from Tulane University. His real estate experience spans land, farms, warehouses, storage facilities, and commercial investments, so we can help you weigh what a site costs today against what it could support tomorrow.

Land market at a glance

Agricultural land values in Texas and across the U.S. have kept rising. Here are the latest USDA averages:

Land type Texas average U.S. average
All farm real estate $3,100/acre (up 4.4%) $4,500/acre (up 3.4%)
Cropland $2,790/acre (up 3%) $6,020/acre (up 3.3%)
Pasture $2,420/acre (up 5.2%) $2,000/acre (up 4.2%)

These are statewide averages for agricultural land. Land near Pearland and Houston with road frontage, utilities, or commercial zoning often sells for far more, so pricing any tract starts with local comparable sales.

Frequently asked questions

Do I need a survey to buy land?

Most lenders and title companies require a current survey. We help you order one and review it for easements, encroachments, and access.

What is an agricultural valuation?

In Texas, land in qualifying agricultural use can be appraised on its productive value instead of market value, which lowers property taxes. If the use changes, rollback taxes may be due. Check the details with the county appraisal district before you buy.

Can I build on land in a floodplain?

Sometimes. It depends on the flood zone and local elevation and drainage rules. We check the flood map and the city or county requirements early so there are no surprises.
